One recent visitor labeled it a “birders paradise!” The large windows, vaulted ceilings and sunroom let in not just light, but all the sounds of the surrounding nature. The villa is fully furnished and equipped, including state-of-the-art kitchen, top-speed WiFi and 40" HD LCD smart TV and Apple TV for streaming. There is a Cuisinart K-Cup coffee machine. Additional amenities include heat and air conditioning, ceiling fans and a washing machine and dryer. The master bedroom has a queen bed and en suite bath. The guest bedroom has 2 twin singles with en suite bath. Linens are included.

* Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
- Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
- Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
- Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.
THIS PROPERTY ALLOWS FOR A MAXIMUM OF 2 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.
Amenity cards giving you access to the facilities of the Seabrook Island Club are available for purchase. These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican’s Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply).
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest’s under the terms of the Rental Agreement.
For monthly winter rentals the policy is as follows:
For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee.
