This Vacation Rental Agreement (the “Agreement”) is made by and between Coastal Getaways of SC, Ltd. as representative for the owner of (collectively, “Owner” or "we") and (“Guest” or "you") as of the date last set forth on the signature page of this Agreement.
If this contract is not signed and payment made within 5 days of booking, then this reservation will be canceled.
The parties hereby agree as follows:
1. Property is located at: _______ The property is furnished and includes bed and bath linens. Beach towels are not provided.
2. Maximum Occupancy
The maximum number of guests is limited to persons. Owner reserves the right to terminate this agreement and ask the Guest to vacate premises with no refund should there be more people occupying this property. We strictly adhere to the maximum number of people permitted in each house - children included.
3. Term of the Lease
The lease begins at Check In Date and ends at Departure Date.
Unless a property specifically states it is pet friendly, AND you have
a) stated you will be bringing pet,
b) signed a pet addendum,
c) pet fee applied to reservation ($35/day per pet)
then NO ANIMALS will be permitted. These are personal homes.
ONLY COASTAL GETAWAYS IS PERMITTED TO CALL IN GATE PASSES FOR THE PROPERTY. Guests may NOT call in any passes on their own behalf.
SEABROOK STRICTLY LIMITS THE NUMBER OF CARS AT EACH PROPERTY; limit of 1 car/bedroom. THEY WILL TICKET YOU IF TOO MANY.
A $45/charge will be added for any approved gate pass.
4. Rental Rules
Guest agrees to abide by the terms of this Agreement, including Rental Terms attached as Exhibit A, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
5. Access
Guests agree agent may enter premises to make repairs or maintenance necessary upon notification of Guest. All reasonable efforts will be made to handle maintenance emergencies; however, no guarantee can be made that such problems can be resolved immediately.
6. Damage Protection
To protect our guests and owners, there is a required small fee on all reservations for coverage for up to $1,500 for any accidental damage, subject to exclusions and limitations, that occur to the premise during your rental period. Coverage is only available for unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. Any damages that exceed the coverage noted above or additional cleaning charges over and above those expected, will be charged to the payment method on file. If the premises appear dirty or damaged upon Check-in, Guest shall inform Coastal Getaways immediately.
7. Excessive Cleaning
An additional $75/hr cleaning fee will be charged if excessive cleaning is required upon departure, plus any additionally incurred costs from damage to property. This fee will be charged directly to your credit card. This is our home - please treat it as you would when you are a guest in someone's home.
**A $500/nt fee is added if you bring a pet to any property without proper pet documentation.

9. Cancellation Policy :
Cancellations must be received in writing. If Guest wishes to cancel this reservation, monies will be refunded as follows:
FOR RENTALS less than 21 days: Cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
Cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest’s under the terms of the Rental Agreement.
FOR RENTALS 21 days or more:
Cancellation up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
Cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.
We do not require but strongly advise you to obtain adequate travel insurance that covers cancellation or interruption of your reservation for covered reasons, in addition to coverage for personal injury, illness or disease, and property damage or loss.
If interested in travel insurance: many credit card companies offer it or visit RentalGuardian.com to purchase travel insurance for your trip.
Our cancellation policy is in effect - no exceptions.
10. Payment
Unless otherwise set forth below, for reservation made more than one month (30 days) in advance, a 1/3 deposit is due with the executed Agreement. Payment in full is due 30 days prior to arrival for daily or weekly rentals or 60 days prior for monthly rentals. For reservations made within 30 days, payment is full is required with the signed Agreement.
Acceptable payment methods are personal check* (if Arrival Date is greater than 14 days: to Coastal Getaways of SC, 130 Gardener's Circle PMB 307, Johns Island, SC 29455 - *pls. advise accordingly) or credit card. Coastal Getaways of SC accepts Discover, VISA, MasterCard, and American Express.
This contract is deemed accepted upon receipt of email confirmation from Guest or upon receipt of an executed copy of the Agreement from Guest.
