With three spacious bedrooms and three well-appointed bathrooms, this villa comfortably accommodates up to six guests. The primary bedroom has a king size bed with tv with adjoining bath with a shower/tub combination. There is a small private screened porch that overlooks the tidal marsh. The second bedroom has a set of twin beds, tv and adjoining en suite bath with a walk in shower. The guest room also has an open deck with seating. The third bedroom has a queen size bed and adjoining tub/ shower combination.

The spacious living area is open to the dining room and has plenty of space to socialize with your family and friends. The dining room, which has seating for 6, is surrounded by windows offering breathtaking views of the marsh and sunset. There are also three bar stools to enjoy sitting at the kitchen counter. The kitchen is fully equipped for your use.

The highlight of the property is the sunroom, where you can unwind while watching the shrimp boats at Cherry Point and the natural beauty of Rockville unfold before your eyes.

Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night 179 nights. If you are staying more than 179 nights, there is a different charge.
MAXIMUM number of passenger vehicles which may be parked during the overnight hours of 11 pm-7am, which require a gate pass: 3
The first gate pass is included in your stay. You must call our office if you require more than one gate pass

Amenity access, allowing you access to the Seabrook Island Club amenities, is INCLUDED at no additional cost in this rental
Seabrook Island is a cashless island. Your credit card will be linked to an in-app digital QR code for all purchases. Your QR code also acts as your "key" to enter all Club and Lake House facilities.
What's Free: Use of the Beach Club oceanfront pools and the Lake House outdoor pool.
What Costs Extra: Golf, tennis, pickleball, equestrian activities, the Lake House fitness center/indoor pool, and all food or drinks at Seabrook Island Club bars & restaurants

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.

In the event that the Mayor of Seabrook Island issues a mandatory evacuation, a prorated refund will be provided for the nights affected. Please note that this policy applies only to official evacuation orders and does not cover other weather-related travel disruptions. To protect your trip against unforeseen weather events, we strongly recommend the purchase of travel insurance
